We’ve converted our home office and ex-teenage den into an airy, spacious studio (48sqm) providing contemporary living, sleeping and even working space in a self-contained outbuilding in the garden of our cottage. A peaceful rural location overlooking the market town of Framlingham, the Office is a 15 minute walk (3 mins drive) into the town, with its castle, church, pubs, cafes, boutiques and twice weekly market. It is an ideal base for visiting Framlingham and the Suffolk coast 25mins away.

Our self-contained, well equipped Annexe is converted from cattle sheds & a horse engine room. It's light & spacious and adjoins the timber framed barn where we live. We began the conversion work in 1995. The property sits in 5.5 acres of garden, surrounded by farmland. We are 5 miles north of the historic town of Framlingham & 16 miles from Suffolk's Heritage Coast. It's a peaceful, tranquil, relaxing, quiet getaway. Suit bird watchers, walkers, cyclists, writers, artists, nature lovers .

Welcome to 'The Annex'! We are located within a three minute walk of central Framlingham on a private no-through road. Our aim of The Annex is to create a quiet, comfortable and private fun space. We have ensured The Annex is suited for anyone by keeping the bedroom and all the amenities you need on the ground floor. The road is so quiet that you will hear the birds sing, especially when you sit in the private outside area in the morning sun. There is aCoOp in the town 2 garages, 4 pubs.

The Snug is beautifully converted studio, attached to the farmhouse but totally self-contained. Situated in the rural idyll of the Alde River valley in coastal Suffolk, it is handily located for the RSPB nature reserve at Minsmere and the coastal attractions of Aldeburgh and Southwold, the concerts at Snape Maltings, and Framlingham castle. Located on a small family farm of 40 acres, there are plenty of dog walking opportunities on local footpaths, surrounded by horses, cattle and ducks.

Framlingham has a lovely selection of eateries and traditional pubs as well as a twice weekly farmers market that supplements this special town.

The Carter's Loft

Situated deep in the Suffolk countryside, The Carter's Loft is a beautifully presented studio bursting with charm. The popular local pub (White Horse) offers good food and local beer. There are numerous footpaths on the doorstep, a community cafe selling homemade cakes and refreshments (open 10.30 - 12.30 Wed - Thurs, occasional Sundays and some super evening events) plus our local vineyard. We are close to historic Framlingham and within easy reach of the heritage coast.

Our recently converted ground floor annexe has a Retro-Scandinavian feel comprising double bedroom with en-suite shower room and living area with sofabed and bespoke fitted kitchen. Guests will have use of part of the south facing garden and parking for one vehicle is in a shared driveway.

The wet room has shower, wash basin and toilet.

Bee Flat is located in the rural village of Sweffling, between Framlingham & Saxmundham, within easy access to the seaside at Aldeburgh, Dunwich & Southwold. This comfortable first floor flat overlooks the church. A welcome breakfast pack is provided for you to prepare. It contains tea/coffee, milk, biscuits, bread, butter, marmalade/jam, eggs, bacon & tomatoes.
