Head out on Angles Way and follow the Waveney river valley for an idyllic countryside stroll or take a trip to the beautiful Suffolk coast, then light the fire and curl up under the beams. Featured in a host of magazines, this bucolic abode combines period features and chic, contemporary design. Ivywood cottage is medieval in age, but contemporary in design, with luxurious finishes and fine detailing. The house is in a unique rural setting and was once part of the Gawdy Hall Estate. The house sits next to a beautiful 15th century church, set within a 3 acre church yard. Glorious and plentiful Waveney Valley walks in all directions. Guests have complete privacy and run of the house, including a private garden. We respect our guest's privacy, and are on call for any advice or assistance that you may need during your visit. The cottage is a short picturesque drive from the coastal gems of Southwold and Aldeburgh. Harleston and Bungay are quintessential English towns with charming independent stores, delis, family butchers, bistro cafes, pubs, restaurants, and tea shops. It's the countryside, most people drive. Diss is the mainline station between London and Norwich and is just 15 minutes by car. Cycling is very popular and the cottage is on a regular time trial route. Buses are very reliable and the village is well serviced making it easy to hop between Suffolk and Norfolk villages. There is fabulous walking from the cottage. Located in the Waveney Valley paths such as Angles Way which follows the Waveney river valley are right on your doorstep.

Queenies Cottage has been beautifully restored to retain many original architectural features whilst providing modern comforts; underfloor heating, woodburner, fitted kitchen , downstairs wet room and an ensuite shower room to the master bedroom. Set well back from the road, the south-facing, private garden has an additional covered dining space, great in àll seasons. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. "The Cart Lodge" is a one bedroom detached, property with a guest Hot Tub situated close to the city of Norwich and about 30 minutes drive from the Suffolk Coastal towns of Southwold and Aldeburgh and close to the Norfolk Broads. The Cart Lodge is the perfect place to spend a few days and unwind whilst exploring the the local area. The town of Loddon lies just one mile away and has a variety of Shops, Cafes and Public Houses as well as a number of Takeaways. Fibre Broadband at the property.

Our annex is complete with spacious double bedroom, shower room, lounge & kitchenette. The Annex is located next to the Norfolk & Suffolk Avaition Museum and The Flixton Buck Inn for great food & locally made drinks. Flixton is a small rural village, 5 minutes to the historic town of Bungay, 20 minutes to the Norfolk Broads, 30 minutes to Southwold. 20 minutes to Norwich, 40 minutes to Bury St Edmunds or Ipswich. Our central location is perfect for holidaying in Norfolk or Suffolk.

Ours is a quirky home, with 2 bedrooms, 2 bathrooms a lounge (with wood burner)and kitchen diner. The Annex is nestled in the woods conveniently located for the broads, Beccles, Lowestoft and Great Yarmouth. Our closest beach, Gorleston is a 10 minute drive away. In a very peaceful setting, we hope you will be able to unwind and relax. The Annex can be arranged as 2 superking bedrooms, or 1 superking and 1 twin. With your own entrance you will be totally independent.
