A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom. BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. Perfect for al-fresco breakfasting or evening drinks. Built in the 1820's as part of the New Town and West End, the property is in Edinburgh's World Heritage site and is a Grade A listed building. It has been renovated to maintain many of its original features whilst maintaining a contemporary feel. The whole apartment has an open feel due to the large, open door ways, extra high ceilings, wide hallway and wide plank French oak flooring throughout. The huge, living / dining area is perfect for dinner parties and the beautiful, designer kitchen is also a great place to socialise while cooking. 4 very large bedrooms , 3 with super king size beds, one with a kingsize bed. One of the larger rooms has the alternative option of 2 single beds. Hotel quality bed linen and towels provided. 2 modern bathrooms, one en-suite from the master bedroom with a walk in shower. The other has both walk in shower, large standalone bath tub and has its own music system to help you relax while you soak. 24 Hour check-in The apartment is on the 2nd floor with no elevator so may be unsuitable for anybody who has difficulties climbing stairs. Sonos music systems in all the rooms, just connect to the wifi, download the Sonos app and you are ready to go. You can play different music in each room, all controlled from your phone. Museums like the Scottish National Gallery are a short walk away. The tram service to/from the airport is about 3 mins walk - 'West End Princess Street' stop. You can walk most places in Edinburgh, however if you don't feel like it there are many taxi's and Uber works well in the city. Buses run along the adjacent street or take a short stroll to Princes street and catch one there. Parking is notoriously bad in the city although there are plenty of 'pay and display' places on the street directly outside. A cheaper option would be to pre-book a nearby NCP car park. Parking on sundays is free, for now!
