Welcome to our beautiful retreat in the heart of Rural Sussex. This lovely self contained and fully equipped annexe is part of an 18th century barn conversion. Tucked away at the end of a private lane in the hamlet of Small Dole with uninterrupted views across the South Downs National Park, it's a perfect base for exploring the area. We're 30 minutes from Gatwick (parking and transport can be arranged) and Brighton, historic Arundel and glorious Goodwood are all within easy driving distance.

This unique community is home to around 55 houseboats of all shapes and sizes and is completely unique to the UK. Guests will have exclusive use of our traditional narrowboat, Rhubarb and Custard. The shepherd's hut is located in a private and peaceful spot on our smallholding, on the outskirts of the South Downs National Park. The hut has great amenities and is heated. It has great access to footpaths and local shops and pubs. We are fortunate enough to have some wonderful wildlife here, including deer, birds of prey and woodpeckers. As well as our rare breed sheep and pigs. Issy is a land agent and Geoff is a tree surgeon, so we have a keen interest in nature and the environment.

The bottom of the downs a five minute drive and a handful of pubs all within a 5mile radius. Plumpton station a 2 minute drive you can be in London within the hour.

Hi,we have a large,spacious,bright and airy bungalow which is all open plan and great for entertaining. There is also a conservatory which can be opened up into the garden which is south facing and views onto the Downs a short walk away. There is space for 2 cars in the drive and others right outside in the close. The kingsize room is ensuite with the double having its own bathroom across the hall. Easy access from the A27 and bus 5B into Brighton make this the perfect holiday home.

Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

We have free on-site parking for one car and offer free off peak charging for EV cars. The property has been set-up with families in mind, so we have available on request high chair, travel cot, baby bath, stair gates, changing mats etc. We are also a dog friendly house.
