Holmlea was built as a weaver’s cottage in the 1840s and was entirely renovated in 2023. We’re proud of how warm and calming the space now is. Our aim has been to provide a stylish, timeless 5* hotel environment in a small, self-contained cottage. One UK king bedroom plus a proper double sofabed downstairs. Get away from it all in this cosy semi off-grid cabin with a touch of luxury. This secluded cabin is a hidden gem off the beaten track just outside the town of Moffat. So if private walks, nature viewing hide, dark skies, plunge pools for a dip and cosy log fires are for you, then you'll love it! Children and dogs are welcome too. The farm has old woodland glens with our very own gorge, ponds which attract a variety of birds and open hill land with a cairn overlooking the town of Moffat.

Curlew Cottage is situated in a lovely rural area with amazing views of the Moffat Hills. Curlew Cottage offers the perfect holiday cottage to get away from it all and relax in the wood fuel hot tub looking out over the panoramic view of the Moffat hills. It is delightfully decorated throughout, and a particular feature of the cottage is the large living room with low windows making the most of the views. There is a small snug with cosy open fire perfect for those chillier evenings.

16 Church Street is a renovated 1 bedroom cottage with open plan living/kitchen area. Literally a moment's walk from the scenic town centre of Moffat with local shops, pubs, restaurants & other amenities. The cottage is next to a river walk & the town, is surrounded by stunning scenery; perfect for avid hillwalkers. Only 5 minutes off the motorway (1.5 hr from Edinburgh,1 hr from Glasgow & 45mins from Carlisle) it's a perfect en route stopover but even better for a week! Welcome!

The cottage provides the ideal base to enjoy the many cultural and outdoor activities available in the area. Plenty of lovely walks, sailing, fishing, wild life and great night skies. The Black Triangle Cabin

The Black Triangle Cabin is a peaceful getaway situated on our property just outside of Jedburgh, a historic town in the heart of the Scottish Borders. The Cabin sleeps 2 people in a king size bed, with a separate living/kitchen space boasting views through the woods and across the fields. If you keep an eye out, you may see the deer that pass through regularly, or even hear our resident owl. Ideally located only an hour from Edinburgh, Newcastle and the St Abbs coastline.

Mary Queen of Scot's chamber at Neidpath Castle is perhaps the most romantic place to stay in the Scottish Borders. Explore privately the whole castle and then retire to enjoy your suite rooms. The antique four poster bed, deep roll top bath and open fire evoke earlier times, but are truly comfortable and luxurious. An elegant table is set for breakfast. Peebles is 10 minutes walk away, with a host of shops and restaurants, as well as a museum and award winning chocolatier.

The 'Green House' is a charming wood panelled annex cottage dating from the 1920s. It is in a quiet, rural location, but still close to the M74 so a perfect stop en-route to northern Scotland or southwards to the border and England. It has an AGA, central heating, king-size beds with electric blankets, private parking, full cooking facilities and utilities, as well as it's own 'private use' garden facilities with views over sheep farms and the Moffat Hills.
