After our storming success for 6 years with our cosy Hayloft Apartment, we have totally refitted the bathroom, installed a brand new kitchen and added a single bedroom / study. Fresh paint, blinds and carpets throughout! Guests have dedicated parking [Now with EV Charging] a private patio for sunny breakfasts, lunches or sundowners. Healey House The Annex

Set in the small village of Braunston, The Annex overlooks the rolling hills and beautiful Rutland countryside. Ideal for couples, this one bedroomed apartment has a full kitchen, cooking facilities, an open plan living area and downstairs toilet. On the first floor, a large double bedroom with a king-size bed, an en-suite shower, and toilet, along with a set of french doors leading out to a small balcony. The apartment is self-contained with its own access and large south facing patio doors.

Fruit Barn - boutique, luxury, secure parking.

Fruit barn is attached to the main house, but has its own entrance. It was newly built to a high spec in 2025. Beds are from Neptune and bed linen from The White Company. 1 x king bed and 2 x single beds. There can be an extra single added. Bedrooms have black out curtains. There isn’t a cooker but there is a microwave, a Dualit toaster, kettle, Nespresso & small fridge. There is a fabulous pub in the village - The Bell, which serves lunch and dinner. The barn is set within a 3 acre garden

Unique Countryside hideaway

Unique rural retreat perched on a hill in open countryside with breathtaking views. The Retreat is a self-contained 3 bedroom home adjacent to our barn conversion in 13 acres. The barn was converted by ourselves over two levels - one ground floor and one underground (don't worry it is very light and airy on the lower floor!) The perfect place for a countryside getaway to totally relax and unwind. Great walking and cycling on your doorstep or just switch off, chill out and enjoy the space.

Entire private flat within charming cottage situated in picturesque country village. 10 mins from Market Harborough train station. (Only 1 hr from St Pancras Station.) Half an hr from Stamford & Rutland Water and only 10 mins from small market town of Uppingham. We offer two interconnecting double bedrooms with shower room and kitchenette with dining table in family home. First Bedroom on 1st floor and 2nd bedroom on second floor, within apartment. Tea, coffee and milk provided.

Willow Cottage

The accommodation was once a barn dating back to 1900. It is a contemporary conversion within the rear garden of the main house. The property incorporates everything needed for a great stay. It is completely private and self-contained. The ground floor consists of an open plan living room/kitchen and is accessed by two large patio doors. A staircase leads to a light and airy bedroom with a king size bed, drawers and a wardrobe. There is an en-suite bathroom with walk-in shower.

Gable Cottage is in the picturesque village of Braunston-in-Rutland. A unique two bedroom cottage annexe, with bath and shower. Dining room with kitchenette (air fryer, microwave, toaster, kettle), and cute gallery sitting area overlooking it. Access via private lane, parking for 2 cars. We also have an electric car charger Children over 10 welcome, no pets. Discount of £30 a night if only want one bedroom - message us before booking.

Launde Lodge

Our rustic-luxe eco shepherd’s hut is surrounded by nature and serenaded by birdsong, where in-the-know modish types come to unwind. It may be a hut but step through the French doors and the sheer style will blow you away: a rolltop copper bath…it’s all very special. The ultimate thing to do here is throw open the double doors, pop a bottle of fizz and climb into the bath tub or fire up the hot tub for an alfresco soak and star gazing

The Annex

A Two bedroom self contained annex with lounge, private kitchen diner and bathroom. In the small town of Burton Overy with spectacular views and a local pub that serves great food. Animal friendly and right next to a public footpath ideal for walks with or without canine friends! Positioned at the end of a lane makes this property a lovely quiet retreat for a small family or couple. Electric car charging available on the property.

Beautiful Conversion in Rutland Countryside

Come and stay in our lovingly converted barn in the middle of the Rutland countryside. Perfect for a quiet get-away with lots of walking and cycling from the doorstep. Set in a 3 acre plot of our family home, you will have access to a private garden at the rear of the property plus our orchard should you wish to bring 1 small - medium sized dog with you. Unfortunately, the property is not suited to large dogs.

Beech Barn is a cosy, rustic studio apartment in a lovely rural setting with superb views and yet walking distance to a great pub with restaurant and a village store. The space is entirely independent and there is parking onsite.
