The Breckenridge Ski School and Child Care are also connected to the building with access through the underground garage or through the plaza.

Unlike hotels and management companies who often employ seasonal workers that are not as familiar with the town, with us you will receive a virtual packet with suggestions for activities, money saving discounts, restaurants and more....all from experienced owners.

Additionally, keep in mind there is a wide disparity among different units in terms of quality, upkeep and views. Why pay the same price for a view of another building when you can have the best there is to offer? When renting from hotels and management companies you will not know what kind of unit you are receiving even if you put in a special request. You can relax knowing that you will be staying in an upscale condo with the best view in the Village and the best location in town.

We have partnered with a local management company in case of emergencies and they are available 24/7.

CONDO DESCRIPTION:

This 1,200 sq. ft. luxurious penthouse condo has recently been renovated in an elegant mountain lodge style. Beautiful stone gas fireplace, alder wood crown molding, and spectacular views of the mountains from this 7th floor corner unit, makes this an ideal place to relax after a hard day of exploring. Open and bright, the condo receives plenty of sun throughout the day.

Enjoy our spacious, over sized balcony with unobstructed views of all the ski peaks, runs, Mt. Baldy, Maggie Pond and Blue River. From the balcony table for 4, you can watch the sun set after a long day of activity. Condo faces Southwest.

The Master Bedroom:
Beautiful pine log bed made by a local Breckenridge woodsman. King size with a brand new mattress. Master bedroom has sliding door access to the balcony. Flat screen HDTV.

Master Bath: Gorgeous tile and stone work, stand up shower with oil-rubbed bronze fixtures and seamless shower door.

Guest Bedroom:
King size bed and 40 inch HD flat screen TV.
Plenty of room and storage space with attaching bath and shower.

Guest Bath: Includes tile and stone work, oil-rubbed bronze fixtures and a shower/bath combined.

Kitchen: Fully stocked kitchen, stainless steel fridge and granite counter tops. We have three chefs in our family and love to cook. Whatever utensil or appliance you need, chances are we have it! This includes a French coffee press, Keurig (capsules not provided) coffee maker, crock pot, blender, panini maker, muffin tin and bundt pan.

* We do not leave food or guarantee storage supplies (foil, saran wrap). Please make sure you bring these if needed.

Entertainment:
Enjoy watching a DVD in the privacy of either bedroom or as a group in the living room on the 40" HDTV flat screen. We have a collection of our own private movies and board games for all ages that you are welcome to use. Sled is provided for outside entertainment.

Health Club: On the premise there is a heated indoor/outdoor pool (accessible via the underground heated garage), multiple hot tubs, fitness facility, sauna & steam room.

The Health Club will be CLOSED from April 2021 through November 2021 for renovations. This will include the pool, hot tubs, sauna, steam room, and fitness center.

* COVID Update:
The pool, hot tubs & fitness room are open with reservations and at limited capacity. The sauna & steam room, lockers and showers remain closed.

There are washing machines and dryers on every floor with detergent available just outside the Fitness Center.

Once at the condo, unless you are driving somewhere for a specific activity, you will not have to worry about driving into town and finding parking. Everything is WALKING DISTANCE. In less than 5 minutes from leaving the unit you will be on Main Street and have access to the many shops, restaurants and entertainment.

Activities:
Winter: Skiing, Nordic Center, snow shoeing, dog sledding, snowmobiling, horse drawn dinner sleigh rides, ice skating, sledding at Carter Park. Breckenridge Recreation Center for indoor rock climbing and many other activities.

Summer: Hiking, biking (bike trail along Blue River begins outside unit), horseback riding, swimming, sailing, kayaking, rafting (nearby), tennis, Greg Norman designed golf course, hot air ballooning & museums

Prepaid on-site overnight heated garage parking at the Village is LIMITED and available on a first come, first served basis and requires reserving a pass PRIOR to arrival. One space per unit. Cannot be guaranteed.

This Rental Agreement is made and effective between BreckCondoWithAView.com, LLC (“Rental Company”) and Guest.

COVID-19 Colorado Public Health Order from the State of Colorado and Summit County. This order indicates that no more than 10 people from no more than 2 different households can be indoor/outdoor at short term lodging operations.

Policies:
Guest must be a minimum age of 21 to rent this property. The guest’s name on the reservation must be an occupant of the unit during the entire reserved time period.

A valid Driver's License or government issued photo ID is required at time of check in.

A credit card will be due upon arrival, which will be charged only if there are damages, theft, excessive cleaning charges, lost keys/parking passes or unpaid telephone calls.

Guest may not exceed the maximum occupancy of the Rental Property at any time.

The property owner maintains a rental condominium insurance policy. In the event of any damages attributable to the renter or renter's guest during the renter's stay, the renter agrees to pay for damages or for the property owner's insurance deductible up to $1000, which will be charged to renter's credit card on file.

Cancellation Terms:
Per the airbnb cancellation policy. No shows, late arrivals and early departures are charged the entire amount for the reserved stay. Travel Insurance is recommended. Failure to make any payments due will jeopardize your reservation and could cause cancellation without notice at the discretion of BreckCondoWithAView.com LLC.

Check-in/Check-out:
All parties shall check-in at the management company we use Check-in is 4:00pm & check-out is 10:00am. At this time, early check-in and late check-out is not available to adhere to local jurisdictions. If the unit is available, they will be happy to check your party in at an earlier time. Late check-outs are subject to an additional night's charge. A Lock Box Code is required and will be emailed to you 14 days prior to arrival.

We accept Visa, Master Card, American Express & Discover.

Travel Insurance:
Unfortunately, unforeseen circumstances do arise that can cancel or interrupt your travel plans. We STRONGLY encourage you to consider purchasing Travel Insurance. It includes cancellation/interruption, medical and baggage coverage...and most importantly, peace of mind. Breckenridge is a high alpine environment and in order to ski, you need snow. Especially during ski season, delays due to weather are the most common reason for missed days and unfortunately not refundable. Insurance will cover you for this.

Parking:
Parking is limited at most properties and not guaranteed at certain locations. Parties with more than one vehicle may be required to park off-site. Prior arrangements are suggested. Parking permits, provided at check-in, must be displayed in vehicles at all times. A per night rate may be assessed at different complexes. You will be advised of this at the time you make reservations.

No Smoking and No Pets:
All properties are no smoking and cannabis smoke free. Pets or any kind are not permitted at any property. A minimum charge of $500 will be charged to your credit card for failure to comply with these conditions.

Keys:
To avoid a lost key charge, please return leave ALL keys in the unit on the kitchen counter prior to check out and drop the Parking Pass off at the Parking Pass Drop Box by the garage door on your final way out.

Cleaning, Maintenance & Utilities: Pride is taken in having a clean, well-equipped and maintained unit. Any cleaning or maintenance issues need to be reported as soon as possible otherwise it is assumed the condo was found in satisfactory condition. In the event of a maintenance issue, appliance breakdown or utilities service disruption, please contact our management company as soon as possible. Every effort will be made to promptly repair, replace or remedy the situation.

Substitution of Comparable Accommodations:
In the event of booking conflicts with homeowners or unforeseen maintenance requirements, we reserve the right to substitute comparable accommodations, provided the guest is not charged a higher rental rate than the accommodation type originally requested or reserve the right to cancel with refund.

Indemnity:
Rental Company does not assume any liability for loss, theft, damage or injury to guest, his/her guests or other occupants in the rental property. The GUEST, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges the Rental Company from any and all claims, demands and causes of action by reason of any injury or whatever nature has or have occurred, or may to the GUEST, his/her guest or other occupants of the Rental Property as a result of, or in connection with the occupancy of the Rental Property and agrees to hold Rental Company free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this Agreement, all litigation must be handled in Tarrant County, Texas.

Your owners are Jim, Tanya, and our two boys. We've lived abroad in both New Zealand and Latvia and love to travel.
